Flood Insurance in South Carolina
Flooding is the most common, and often the most costly natural disaster in the U.S. And here in South Carolina, with heavy rain, hurricanes, and changing flood maps, it’s something every property owner should keep in mind.
The thing is, most homeowners insurance doesn’t cover flooding. That’s why having a dedicated flood insurance policy matters, especially if you’re in a high risk flood area.
Whether you’re in Charleston, Beaufort, Columbia, or anywhere in between, C.T. Lowndes & Co. is here to help you is here to help you buy flood insurance that brings real peace of mind when the water starts to rise.
What is Flood Insurance?
Flood insurance is a specific type of policy that offers coverage for damage caused by rising water; something standard home insurance policies don’t cover. This includes flooding from heavy rain, overflowing rivers, storm surge, blocked storm drains, and even melting snow.
Through the National Flood Insurance Program (NFIP), administered by the Federal Emergency Management Agency (FEMA), flood insurance coverage is available for homeowners, renters, and business owners in eligible areas. You can also purchase flood insurance through private insurers in some cases.
Flood insurance typically includes two types of protection:
- Building coverage – protects your home or business structure, including walls, electrical systems, HVAC, appliances, and water heater.
- Contents coverage – protects personal property like furniture, electronics, clothing, and other belongings.
Who Needs Flood Insurance?
If you own property in South Carolina, and even if you rent, you need to understand your property’s flood risk because flooding can happen anywhere, not just near the coast.
You may need flood insurance if:
- You have a mortgage in a high risk flood zone
- You live in low risk areas but want coverage
- Your home has been damaged by flooding before
- Your business sits on or near two or more acres of land that could flood
Did you know? Even just one inch of water can cause thousands in repairs. The average home flood insurance claim is more than $30,000. And FEMA estimates that one in four flood claims come from low to moderate risk areas.
What Does Flood Insurance Cover?
A flood insurance policy covers flood damage that results from a general and temporary condition where water or mudflow affects your home or business.
Building Coverage
- Foundation walls and support structures
- Plumbing and electrical systems
- Built-in appliances, furnace, and water heater
- Detached garages
- Permanently installed carpeting and paneling
Contents Coverage
- Furniture, clothing, and personal belongings
- Electronics and valuables
- Portable appliances
- Freezers and their contents
Optional Add-Ons
- Additional living expenses (if added through private flood policies)
- Coverage for basement contents (in some cases)
Keep in mind, how much coverage you need depends on the value of your home and belongings. NFIP policies have limits, but private insurers may offer broader options, especially in high risk areas.
What Doesn’t Flood Insurance Cover?
Flood insurance is designed for flooding only. It won’t cover:
- Damage caused by moisture, mildew, or mold not directly tied to a flood
- Landscaping, decks, or swimming pools
- Vehicles (covered by auto insurance)
- Living expenses (unless provided by a private policy)
- Damage outside of a covered flood zone
It’s also important to know there’s typically a 30 day waiting period before your flood insurance coverage begins, unless your policy is tied to a new mortgage or specific exceptions apply.
